new house hunterTemeculaguy- That is hilarious! I know you are right, but I need to emphasize again to everyone that my question is not when to buy, I already know the advice you would give on that.
I’d like to know the answer to the question- IF someone would choose to buy now in my price range which part of Encinitas would be best. (I’m also willing to look at Cardiff too, but our price range doesn’t go far there). I did see the has on Trailview- it went quick.
Again, I appreciate everyone’s response.

I mean you are picking a small submarket and asking okay out of this small submarket what is the very best area for me. I know Encinitas pretty well but I am by no means a market expert down to the granularity that you are requesting. For all I know there are 4 or 5 elementary schools in the area you are considering and I do not know the details of which is best. You kind of see what I am saying? This is really where I would recommend a neighborhood expert of some type. I do know that I like some of those homes up on/near Trailview that look over the canyon with the east view but those are few and far between. I kind of like that area as opposed ot Olivenhain but only because of personal taste, not because of anything tangible.
Sorry I can’t be more helpful, just trying to be honest.

In your price range I would focus on the Fieldstone area as it is Flora Vista School which is the best elementary school you’ll get for that price range. Homes are located off Glen Arbor and N Willowspring west of Village Park Drive. Filedstone has a couple sections with some suttle but very important differences but thats what you hire a realtor to help you figure out.
There are lots of little nooks of areas all around Encinitas which are also wonderful that you might like but its tough to describe them with generalizations.

In your price range I would focus on the Fieldstone area as it is Flora Vista School which is the best elementary school you’ll get for that price range.
