Wait, it is still 2006 in Encinitas as far as pricing goes. Another reason to wait is that is it spring, Encintas is primarily comprised of families and families include women and women experience their greatest nesting urge in spring. Coupled with the fact that men experience their greatest procreation urge in spring, thus succumbing to their mate’s nesting urge in trade. Encinitas will get a false bounce in the spring, better buys are to be found in August or September when the divorce hormone is most prevalent.

Sorry, thougt I’d put into medical terms as much as possible, but spring is a terrible time to buy in any area. Spring is the season to rent. November or December, now were talking, unfortunately for Encinitas, November of 2009 is the earliest planned arrival of the pain train.

I’d like to know the answer to the question- IF someone would choose to buy now in my price range which part of Encinitas would be best. (I’m also willing to look at Cardiff too, but our price range doesn’t go far there). I did see the has on Trailview- it went quick.

I mean you are picking a small submarket and asking okay out of this small submarket what is the very best area for me. I know Encinitas pretty well but I am by no means a market expert down to the granularity that you are requesting. For all I know there are 4 or 5 elementary schools in the area you are considering and I do not know the details of which is best. You kind of see what I am saying? This is really where I would recommend a neighborhood expert of some type. I do know that I like some of those homes up on/near Trailview that look over the canyon with the east view but those are few and far between. I kind of like that area as opposed ot Olivenhain but only because of personal taste, not because of anything tangible.
