I just had a deal close where the appraiser did call to ask me some questions about some comps he had and I gave him the research I found that was pertinent, very pertinent to the lower comps he brought up to me.
So yeah the price is lower then the homes surrounding it of the same size. However the exenuating circumstances of that price need need to be evaluated by the appraiser on any other subject property that is not as trashed as this one.
Bottom line? Like everything else today it all depends on the appraiser.
