One thing that is against us is probably 90 % of the tenants are college students and Mom and Dad are paying the rent or their just taking out student loans to pay for living expenses and not worrying about it. Most don’t care what the rent is, so they just pay whatever is asked and they don’t care about the apartment or surroundings.
I can’t believe some of the stuff the management tries to pull. One time they put fliers on everyone’s door strongly suggesting everyone mail in you rent to this office in N. County instead of in the drop box at the office. They did this about 10 times, so fine I started mailing our rent in. About 6 months later, I get a letter telling me my rent was late and had to pay a $50 fine. I’ve never been late before, and I always sent it in 6-7 days before the 1st. I went to the office and essentially said, “How do I know your not lying?” Think about it, randomly choose 10 people = additional $500/month profit and there is no way to prove if they did or didn’t get it on time.

Be sure to deal with local people only – they should be willing to meet with you at the place and do the full “sell” – showing you the features of the place and letting you walk around the place. Be careful of the other scam as well – somebody pretends that this rental is theirs, and asks you for the deposit and first month’s rent, but later on you find out that person does not own the property. There were a few of these scams being done around last year, they may have popped up this year again.
To prevent such scams, you can ask for proof of ownership of the property and also conduct several visits at different times in order to establish that the property manager/landlord is authorized to work for that property.
As for craigslist, I’ve been using it pretty well to advertise my vacancies.
