spdrun…i think you already stated you don’t live here, so if you spent any time in OB, the street urchins are kids who choose not to work, and beg or demand money.
And the beach town that I spent a lot of time in as a kid didn’t have its share of such people? Right. Most stoners and homeless are harmless, if slightly irritating.
Might as well get the kid used to the fact that there are different kinds of people early. Otherwise they’ll be in for a rude awakening when they go to school in Berzerkely or Columbia!

we have friends who send their kids to cathedral, so you might also want to take a tour of the schools when you are out here next.

My advice is continue to poll people about the area without making any commitments. I know a few posters who relocated and did it the right way. They came to town and rented here for quite awhile before making a purchase. I would advise for you to do the same.
They also asked for advice on locations, schools etc and watched the thread degenerate. There really is no rush and you can sample the different neighborhoods.

+1 on what zzz wrote. Re-read sdr, SD R, and flu wrote. PM them if you have any question; they are really knowledgeable on what I think you are looking for.
My two cents are if you are allergic to traffic and you need to commute south (downtown) for work; you might want to look into areas south of 56 in Carmel Valley. FYI, if you have any question, flu knows that area very very well.

As long as everything basically works, why does one need to do a full gut remodel immediately? Slap some paint down, put down new wood or carpet, and just live in the house, fixing things as time permits.

There’s nothing wrong with that. That’s exactly what I’m doing for the last 3 years. My wife is at home to watch the contractor. If she works, there’s no way I’d want to hand over the keys to contractors without anyone there to watch them. However, that’s not what the average young family want. They want a move in ready home with the features they want. If they buy old, then they want it completely remodeled ASAP (preferably before they move in).We’re talking about a 4, 7, 9, 11 years old here, not 14-16. That’s a HUGE different.

No, the OP said GRADES 4,7,9,11. Making the kidlets 9,12,14, and 16. The last two are for sure old enough to have some fun with a power saw, since shop classes in modern schools seem few and far between.

My bad, I missed the word grade. You’re right, the 9 & 11th grader would old enough to help do the remodel (even the 4th and 7th grader would like to help paint). Assuming the parents like to do the remodel themselves. I know I did like helping my dad. However, my cousins doesn’t and aren’t helping their parents. When you’re dealing with teenagers, you have less power than you think. (because I can’t afford something nicer)June 25, 2012 at 2:50 PM #746456sdrealtorParticipantBased upon where you are now, your price range and your East Coast sensibility I would throw Rural Del Mar (92014 zip but sandwiched between Solana Beach and Rancho Santa Fe just east of the 5), Solana Beach and Olivenhain (eastern portion of 92024) into your mix.
You might really like Olivenhain. It is a subcommunity within the City of Encinitas. I would definitely check it out when you arive. Most east coasters I have met consider Encinitas/So Carlsbad the Southern California they hoped to find. Its a funky beach town and has as strong a sense of community and identity as any place in SD that I have found. Its kinda like Mayberry at the Beach. The public schools are fabulous if you go that route, great private schools are nearby, the YMCA is amazing and its is generally a very friendly and welcoming area. Its where I call home.
I’m sure you have heard people call CA the land of fruits and nuts. You just heard from one of the nuttiest in BG.

Commute wouldn’t be too bad from Carmel Valley, since it’ll be against traffic. When there’s no Traffic, you can get from Carmel Valley to Downtown in probably around 15 minutes (assuming you live right next to the freeway).I’m 100% sure the OP won’t want to live in my hood…

2 kids going into 4th and 7th grades
Love the friendly/welcoming/supportive/well educated neighbors around me, great schools, close to beach, good restaurants, sense of community/place, lots of recreational amenities for kids and most importatnly to me – a wine bar in walking distance.
Cant think of much I dont like. -
