Regarding the new listing at 3752 Goldfinch: I’m unfamiliar with that specific part of Mission Hills (or is it technically Hillcrest? Or “Middletown”?). Is that a consistently busy street? I went to look at this house, and it seems like that intersection could detract from the house’s value. Any opinions?

That’s mission hills. (Hillcrest is east of there – starting at first or front street.)
Goldfinch is a bit of a feeder street – heading south to Reynard and eventually State Street. It would definitely be a higher traffic street than Hawk – a block west of there.

So to recap we have 3 very similar houses on the same busy street and the price trends are clear:
3792 Goldfinch St sold on 2/26/10 for 520k.
3768 Goldfinch St sold on 8/13/10 for 465k (REO).
3752 Goldfinch St sold on 12/29/10 for 445k.Remember that 3752 was listed on 9/15/10 for 465k and ended up selling for almost 15% lower than 3792 and 20k lower than the bank owned home at 3768.
