Now that is a nice MM house. Built in the 80’s, No neighbors crawling up your butt, a real back yard, good sized bedrooms and not so huge that Id need a GPS tracker to find someone in there (yah I am talking about your 3000+ pq homes across the canyon on lots half the size) . Sold in 2001 for 345k. I dont think itll go for ANYWHERE near that, supprised it isnt 50k higher in opening. Guess people are starting to look at reality now when listing. It wasnt too long ago that there were a whole bunch of MM houses with asking in the 600’s and 700’s. Now I only see 1 in the 7’s and very few in the 600’s.
I still think houses like this will go for the high 300’s when we are all said and done. 375-400k. 2500*125+20% is 375. Right now, there’s a place up there asking for $2400/month rent. I’d say this play should go for around $2300/month rent. With 125x+20%, you’re talking about $345k, which is 2001 price. Also, the other side of this canyon is small Mira Mesa homes. This is not the Los Penasquitos canyon.

Right now, there’s a place up there asking for $2400/month rent. I’d say this play should go for around $2300/month rent. With 125x+20%, you’re talking about $345k, which is 2001 price. Also, the other side of this canyon is small Mira Mesa homes. This is not the Los Penasquitos canyon.

Verrrry few families these days with more than 3 kids, most just have one or two… and I know for a fact that families of four fit perfectly comfortably in 2000sf of space. So there’s an extra 1000sf of space (AND the three car garage) for what? Two formal dining rooms? Bowling alleys?

Even if you have only 1 kid, you’re already talking about having 3 cars. If you have 2 kids, that would be 4 cars. That’s not considering if you starting having more cars per person, like a weekend car or a project car.
A lot of the space in a 3000 sq-ft house vs 2000 sq-ft house is just more of the same rooms. Bigger kitchen, dinning room, family room, bedrooms and that 1000 sq-ft fill up pretty quickly. If you love cooking, a bigger kitchen might appeal to you. I can understand people wanting 3000 sq-ft, but cramming 3000 sq-ft in a 5000 sq-ft lot is just ridiculous. A 1300 sq-ft house in Mira Mesa have a lot that size.
