“Seems strange that people can make judgement without knowing your home , the ugrades, the location, the view, relative to other homes in the area. Either way, best of luck with your home.”
My opinion is based on the 7 offers, made by folks who know the home, upgrades, location, view, etc.

If you priced it too low, people will offer above asking and if you priced it too high, people will offer below the list price. So in this case, there are 7 offers @ $1.15M, so there’s no judgment from me, just stating the fact.

When I posted my comment, I thought the members on this website, which seems to be mostly potential buyers versus sellers, would be interested in a seller’s viewpoint on lowball offers.
Perhaps I didn’t make myself clear but what I was trying to say is that if a buyer wants to make a low offer, they should try to back it up with a logical argument. None of the lowball buyers I had offered any facts to back up their number whereas, I had a data sheet showing exactly where my price came from (comps, new construction in area, current listings, etc.). None of these buyers tried to dispute my facts and seemed to have no basis for their number. I would have welcomed the debate and perhaps would have been persuaded to negotiate more.
I was trying to give some advice from an alternate point of view but it seems like the majority of people on this website are buyers at “war” with sellers. I suspect there is some jealously out there but there’s always going to be someone out there with more money than you have so people need to lighten-up! I’m “jealous” of the guy posting the messages about his house hunt in Rancho Santa Fe!
By the way, when does the normal “buying season” start in San Diego? I know that the users of this website will dispute that there will be a “buying season” in San Diego but I’d like to know HISTORICALLY what this time period is.

This is how I feel and I think most of us bears on Piggs feel – we know how much we can / are willing to pay for a house, and if you are willing to take it, then we have a deal.
As someone who has paid CASH for two of the four houses I have bought in my lifetime, I never take into consideration how much the buyer thinks it’s worth – it’s only about what it is worth to me – take it or leave it.
I’m the same person who walks in to a car dealer with a cash limit – when the dealer tries to tell me what I could have for that cash as a down payment, I just let him know that I am a very impatient person and I only have time to see and buy in that price-range and he better get on with it.
I’m saying that the buyers probably don’t really care what you think and don’t owe you no stinkin explanation – I have a feeling that most of the buyers out there right now are us hold-outs that know what we’re doing with our money.
