My sister lives close to a highschool. Not right across the street but you can see the highschool from her backyard. The traffic is pretty bad in the morning and afternoon, think teenage drivers, teenage foot traffic and hurried parents all trying to get in and out at the same time. The school by her is used for many of the local youth sports as well. My son has his basketball practice and half of his games there. So, if you think you will get a break from traffic and noise in the evenings and on weekends, that may not be the case. The parking for events fills up the streets pretty fast too.The highschool itself hosts swim meets, tennis tournaments, soccer games, basketball, football, baseball…you can even hear the band practice. This school is also host of evening adult school classes. I think that at least some people would find these things undesirable for resale value.She can hear those buzzers between classes all day long too. I would not buy right across from a highschool or as close as my sister is but it does not bother her.

what is up with the range pricing, that is so 2005.
I agree the new side of 4S is inferior to the old side. they took more time and effort when planning and building the old side. the new side was just a huge rush to squeeze in homes before the bubble burst.
but with this house being so close to Del Norte, it really should just be the same price as a typical over 3000 sqft home north of Camino Del Norte.
are there renters there right now?

Here 4S Got a lot Inventory so the reason you are getting enough deals and the HOA + Mela rose biting bit more to bring price lower war. In case of Park Village (such a old construction) there are hardly a few inventory and no one can sell like in 4S (bankowned and high priced bids in 2005). How many really go and buy in Park Village even if the inventory exist…. very few can go for them and many just want more newer constructions with new layouts and sofishtication.

Here 4S Got a lot Inventory so the reason you are getting enough deals and the HOA + Mela rose biting bit more to bring price lower war. In case of Park Village (such a old construction) there are hardly a few inventory and no one can sell like in 4S (bankowned and high priced bids in 2005). How many really go and buy in Park Village even if the inventory exist…. very few can go for them and many just want more newer constructions with new layouts and sofishtication.

In case of Park Village (such a old construction) there are hardly a few inventory and no one can sell like in 4S (bankowned and high priced bids in 2005).
