I can hear the band and some football-game noise at Mission Hills High from a few miles away. Doesn’t bother me at all. I heard it too when living near RBV in Vista. It’s the potential for disrespectful punks and possibly inconsiderate young drivers being nearby everyday before and after school.
I say that while wanting to remind another poster that the older we get the worse we perceive teenagers, the more we utter things like “the kids today!”

sdr: I agree with your comment: in a sellers market all these issues are not noticed. I am sure it will sell for near comps right now.
p_r: You talked about old style. I happen to like the old side of 4S better the newer north. Home are spaced apart, have better curb appeal and have less melloroos. Looking at sales data, the older 4S fetches atleast a $ 20/sqft premium.
For ex:

http://www.sdlookup.com/MLS-080084514-17012_Ralphs_Ranch_San_Diego_CA_92127
And I think the reason is what you suggested: Builders constantly lower prices on new homes to spur sales and that lowers the comps. I just think the older part of 4S is some what immune from this.
15 year old homes in Park Village sell for a premium compared to new 4S ever after adjusting Mello Roos.
