Housing in European and Japanese cities has not become worthless. Maybe in tiny towns, but the same thing has happened in the US. There are plenty of desert towns full of abandoned buildings.

I think we will see bifurcation of housing in the coming years. The big metros will get all the new people and appreciation. Even sizable towns of 200k might be threatened by demographics, depending of their location and proximity to large metros
