AN,
I think the Blackstad home is a bit closer to the lines than that of the Glendover home. For one thing, the front of the Blackstad home is more attractive. Has the price dropped a little bit in month too? I also think some people just get better deals that other.

The Glendover house is about 700 ft away from the power lines which most research I found say OK. Even the critics of powerlines say you want a minimum of only 400 feet from the power lines.

I’m not debating on whether it’s dangerous or not. I’m just saying that maybe the price is $30k lower than http://www.sdlookup.com/MLS-100060937-7118_Blakstad_Ct_San_Diego_CA_92126 might be because of the power line. considering the Blakstad house doesn’t even have a view. It also doesn’t have pictures of the kitchen, which usually mean it’s original. If it’s not the power line, then how would you explain the price differences? They’re sold w/in 1 month of each other, and the Glendover house was listed 2 months before the Blakstad house, so I assume the buyer of the Blakstad house would have looked at the Glendover house too before the put an offer on the Blakstad house.
January 16, 2011 at 1:57 PM #654630EmilyHicksParticipantAN,

So, if it’s not the power line, then what is it? It can’t all be contributed to the front of the house. I don’t don’t know when they both went pending, so I can’t say if price has dropped in a month or increased in a month (depending on who went pending first). However, Blakstad was listed mid October while Glendover was listed in late August. So, both buyers must have cross shopped between the two. I’m at lost as to why there’s such a big price difference between the two. Maybe it’s the floor plan?
Back to the original property, it doesn’t hurt to put in a $420k offer to see where it goes. I personally wouldn’t pay more than $420k for the Bannister houses and I wouldn’t even consider the Glendover houses due to the lot size and how squished in it feels there.

January 16, 2011 at 2:21 PM #654579anParticipant
It is definitely a buyer’s market right now. The ~1800 sq ft Glendover house (with canyon view and new kitchen) recently sold for 435k has set a new low for this area. The Calston home also with canyon view is listing 449k, this house is ready to be closed too, not sure about the final price.
BTW, I don’t think the Glendover house is the new low, this one: http://www.sdlookup.com/MLS-110001985-6974_Kensley_Way_San_Diego_CA_92126 is listed at $428k but it doesn’t have a view. The Calston is not pending, so why do you say it’s ready to be closed too?January 16, 2011 at 2:21 PM #654640anParticipant
It is definitely a buyer’s market right now.
