Thanks bearishgurl. I appreciate your guidance as a lot of people forget to include HOA and MR in their pricing decisions.
I love UC and if I could buy a house here, it would be my first choice. PQ probably second. CV if I win the lottery.
My commute to work is anywhere from 2-8 minutes depending on lights. This allows me more time with my boys and this is something I will lose if I move to PQ. I am guessing the commute to and from PQ to UC is 35-40 minutes. I would probably leave at 8:15am in the morning – probably the worst time to be on the road. And go home at 5 – equally bad timing.
This won’t be a decision I make lightly so that’s why I am anticipating a 1 year time frame.

That’s actually one of the homes I’m considering. The only issue I had was it looks like there are rentals close by that could hurt the value. But I guess that’s why it’s affordable in the first place. The HOAs of $300 put it out of my budget but it’s close!Do your friends like these homes? Guessing yes. Do you know if these units have AC? Since they’re older I’m guessing no but that’s probably something I can add at a later date. I’ll put it down on mjy “to view list” in UC.[/quote]
Unless AC was added after the fact – they don’t have AC. I live within a few blocks and don’t have AC either… so to me, that’s not a deal breaker.
A friend’s mom lives in the 2 story townhomes at the bottom of the hill – she loves it. One of my son’s classmates lives there and we’ve been over for playdates. The bedrooms are small and the part of the backyard that is “yours” is limited… Those are the downsides. It’s probably half owner occupied, half rented. It’s not a rental community per se… all the units are owned individually so no common rental management.
There are really nice foot paths through there that people walk their dogs, kids bike and scooter on, etc… It’s a very friendly community – I’ve met a lot of the owners and their dogs when I’m walking my dog.
Different units have been updated to differing extents. Good friends rented there before purchasing on the other side of Robbins. Their rental had older windows and a few maintenance issues. But many of the homes I’ve seen have been redone with new windows, doors/etc… This gives me the impression that the HOA works with people rather than against them. (I have a friend who was prevented from replacing his heater by an HOA that could not approve any models available. He had to sue his HOA.)
