I could see some real fixer 3/2 and 2/2 homes going under 250 but a property as nice as the one you linked to wont get anywhere near 440K. too many well paid people working in Sorrento Valley who would jump all over that far before that price level.

You need to rethink Mira Mesa schools.
I used to have the same opinion – then looked at the data (prompted by AN among others.)Ericson and Sandberg elementary have API’s in the 900’s. Challenger middle school and Mira Mesa HS have respectable API’s also. Challenger and Standley middle (University City) are very close. And Mira Mesa HS outperforms UCHS.
I was under the outdated impression that Mira Mesa Schools weren’t great… but the data shows they are decent and improving.
I’ve joked about moving from UC to Mira Mesa because of the schools. (I like my house, and won’t be moving… but who knows – maybe I’ll try to choice into MMHS.)
