For the record, I’ve put about $8-9K into my home. I never stated I had “deferred maintenance” and I don’t. There are optional upgrades and replacements I wish to make to render my home more saleable to a particular audience I believe it would appeal to most.
For your sake, I hope you are able to recover the amount you want when YOU get ready to sell your residence, sdr :=0

When was your garabage disposal last replaced?
To answer your question, when I bought my house I thought it would be cool if it doubled in value after 20 years. It was never part of any plan that it would nor is it now. BTW, it’s about double after 12 but who really cares? I dont.

I never stated that the Paul residence was of “estate quality.” I only stated that I have seen these types of residences in that area of the country (two which were owned by well-known country music artists who were born and raised in that immediate area) which had … ahem … what you would call “less than average” homes around them.

I’m confused what this has to do with anything. We were talking about Ron Paul’s house which is obviously priced far above the current market there.
Here’s the wiki for Lake Jackson. Wiki always lists any celebrities that are from certain place. RP is it. They did point out that the local Brazosport College’s Music Department has been able to bring many successful music artists to Lake Jackson, including Rita Coolidge, Lyle Lovett, Don McLean, Phil Woods, and John Pizarelli.

My house is relatively new and I have no plans on selling the next decade. As things need replacement, I address them. New garbage disposal yesterday. Dishwasher a couple months ago. New carpet upstairs when I decide what I want. Working on some fence issues with next door neighbor right now. No frog pond outback just a half dozen bunnies attacking my lawn on a daily basis these days.

Texas is a “non disclosure” state bearishgurl, meaning they do not have to disclose selling price at close, so comps are hard to come by. Some people (real estate agents) support the policy citing “Texan’s fierce independent nature” but most of the people think it has something to do with protecting a monopoly?!
Property tax assessments are public record though, and are updated yearly. Try this link:

[/quote]Thanks for the info and link, bake! However, it appears you need the name of a property owner to use it. It makes sense now that not all sold comps there would be easily available online.
My next question to you would be, is a property in TX re-appraised upon sale for tax calculation purposes or is the assessment there disconnected from the price it fetched at the time of resale?
November 18, 2011 at 8:14 AM #733179bakeParticipantNot exactly sure bg, but it appears the assessed value is based on what the county appraiser determines is fair market value, not sales price. Here’s something I found on the Travis County website:
If I buy a foreclosed property, and I bring in my closing statement, will the appraisal district’s market value be reduced to the purchase price?
If the foreclosed property was given an adequate exposure to the market, there was no attractive financing associated with it, the closing and repair costs were typical, and the sale is representative of its neighborhood, then it will. If the price it sold for is not consistent with the marketplace of a property with similar quality and condition, it will not.

How does he have the time to deal with people calling him and personally showing his own home? Isnt there a security risk involved here? Is he being pennywise and pound foolish? It just doesnt seem very presidential to be involved in all this. Things like this cause me pause. Shouldnt he be focused on his political responsibilities and aspirations rather than trying to save a few thousand bucks?
