Interesting. I have never seen my landlord in the past 2 years. You make it sound like yours is always popping round. I wouldnt stand for that. Just dont answer the phone to them, they cannot enter unannounced.

I rent from a property management co that has some tough employees. My rental is (in my opinion) a tear down with a lot of problems and deferred maintenance. Sometimes my request for repairs gets ignored or takes a long time to address. I have about 3 more months on my lease. Maybe if I could find a better rental I could stick it out.(RE trend) It had an irrigation leak the first 4 months that doubled my water bill. Pool has constant algae. I am actually afraid to complain to manangement. Maybe I need a lawyer. Anybody know one?June 10, 2007 at 10:39 AM #58243eccen in escParticipanteccen in esc

That sounds like a total dump, why on earth did you move there in the firsdt place?
If the landlord does not meet their obligations under the lease, then I would have thought you could get out of it.
Shop around, we lease a big new(ish) house with a pool and it is very affordable. (about a third of what it would cost to buy the same)
The landlord pays for the pool care & gardener (and the HOA and property tax and building insurance and general maintenance).

June 10, 2007 at 10:56 AM #58222NotCrankyParticipantWow eccen that is terrible. Maybe moving is the deal. Your’e rights as a tenant aren’t going to make a big fight very rewarding. Bad renters on the other hand could give a landlord like yours a really bad time. They often get resentful and have to be evicted or do other payback type things.

June 10, 2007 at 1:48 PM #58250SD RealtorParticipanteccen – I know of a very good real estate attorney. If you post your email I can email you his phone number. It could not hurt to give him a call.
Disasta – My landlord doesn’t just pop in. He calls when he wants to come by or when I call him and ask him to come by to fix something. He sees a stain on the carpet or the faded spots on the lawn and comments on them. He sees the dead ice plant and comments on it. Of course it was dead when I moved in and I of course took photos. It is just what it is, the price to pay for renting. He doesn’t break any laws at all. We have moved 3 times in 3 years so making suggestions to just move is not really comprehending the situation well.
I rent only for the economic reasons of where I see the market going period. There is ABSOLUTELY no other benefit for myself and family. On top of that it is a constant topic of bickering between my wife and self and I am growing very tired of it. Maybe that is why I have a bit kinder to response to those inquiring about buying. I don’t recommend economically, but I do understand why they are doing it.
Of all the renters here I would like to know how many of them have toddlers and pets. I rent and I am one of them. I am sure there are some others. Yet I believe those who shout loudest about how great it is to rent don’t fall into that category. They maybe have kids that are at least a little older then toddler age and it would surprise me if they had a few dogs/cats as well.

June 10, 2007 at 2:07 PM #58252NotCrankyParticipantSDR I hear you. I have just ended renting for a year with three boys four and under. The landlord ended up being pretty good even though even my little guys kept turning the sprinkler timer off.He believed us when we told him the things that broke did so because they were on the last leg including the dishwasher door. He gave us 100% of our deposit back. We did choose deliberately to get a house that was clean but not fancy and a little run down with no landscaping in the back yard.We probably actually paid a little more for it than it was worth. Which is the opposite of what I do as a landlord to get good tenants. It was in Rancho San Diego which was fine, for renting. We have never been so loved by our neighbors it was amazing!
That said it was hard to wait to move to our property as the house got closer to completion.
You are kind of in a bind selling to others but not your wife. Gotta make it difficult to convince her. What do you think a lawyer could do for eccen?

SDR, I will repost if I get desperate enough for a lawyer and get your friend’s name. I really don’t want to go that route unless they try to keep my deposit or something. Thanks to everyone for support here.

June 10, 2007 at 9:08 PM #58296cashflowParticipantOur story is similar to others here. We had bought our home in ’00 and sold in Mar. ’06 in Ventura County. Once we had our first child in ’05 our plan was to move back toward where we have family…San Diego. We sold at the peak up there, although prices haven’t come down that much in the area. We sold as the equity we took out allowed me to immediately quit my job and stay at home with our daughter, the best decision ever.
Also, we still own a rental property in Riverside County so we get the tax benefits of that.So I am one of the wifes that really wants to “nest” but all my studies of economics and logic tell me to wait….so we are renting for now (even with baby #2 on the way). We just moved to San Diego and found a nice rental home in RB that we move to shortly.
We personally think we’ll be aggressively looking in winter ’07-08, but time will tell if the right opportunity presents itself.
Someone also posted that they spend way too much time looking at listings…I think I have the same issue! It’s hard not too as I have usually found the homes that we buy. I do enjoy everyone’s comments here and will continue to look here for support as a renter vs. former homeowner as this has been harder to transition to than realized.
