I don’t care that I missed out on a bubble opportunity. Well, maybe just a little. I think what really gets to me is that I have a feeling that there was and are people getting rich by skimming off the top of all the extra property tax revenue coming in. I know just by looking around and hearing complaints about the school system that the money is not being used properly. I ask , what are they doing with all that tax money other than lining their own pockets by skimming and huge pay raises, IE. the tax assessor. I may be the only one with this opinion, but it appears salient to me.

I had a hell of a time convincing my wife that we should wait to purchase (still do, to be truthful) and even if I had purchased in 2002-2005 there is no way she would have let me sell to lock in the profit.
So yes, I took the middleground (renting) and am quite happy with this decision.

But buying now would seem to be a horrible financial decision. There are those who will buy, no doubt, but there were buyers of the homebuilder stocks all the way down as well as the mortgage brokers and the bond insurers. Falling knives are often caught by savvy bottom seeking sharks.
