    Asking prices:
    #1. $1,285,000 + MR $4,620/yr + HOA $143/mo
    #2. $659,000 + MR $4,950/yr + HOA $82/mo
    #3. $699,000
    #4. $600,000 + HOA $116/mo
    #5. $789,000 + MR $5,112/yr + HOA $68/mo

    As far as I know those areas, #4 is well priced and might go quickly, others are a bit overpriced.

    Comparing that house in Escondido vs Carmel Valley, including HOA & MR, that’s equivalent to $700k. If you just compare house vs house, I think the Escondido house is a much better house on a much larger lot. If school is the main reason for the price difference, you can send 3 kids to La Jolla Country day for all 12 years for the $700k price difference.
