A guide to real estate marketing terms:
“Cozy” = small
“Cute” = small
“Gardner’s delight” = no/overgrown landscaping
“Nestled” = tiny lot, no view
“Classic” = old
“Established” = old
“Clean” = old and dirtyBut seriously, I ran into those issues and more. Our lot size ended up being 1,000 sf smaller than the advertised size, just because the whole tract had been given the same generic size and that’s what ended up on the records.
On a positive note, while we did see dozens of horrible layouts, we did walk into one (only one) where we instantly said “yes!” and ended up buying it.

December 29, 2010 at 8:54 AM #645624TillersParticipantSD Realtor, the reason I’m not dropping offers on every short sale I see is because I am required to leave an earnest money deposit. That’s $3K tied up (for each one) for the bank to play with while they play games with me on the waiting.
Ren, your analysis made me laugh and how true. I looked at one, still on the market with the description “totally cottage cute” which means an un-permitted 2bath, 2bed, (1 bath, 2 bed on the records) 800 sq ft place. Though the lot was nice, price wasn’t…
