A couple thoughts.
They are both KHOV models. Both are located on the main access into ER so location in that regards isnt great. They are on the golf course and have views which is a plus.
They are models which often means funky upgrades that can be costly to undo. The bigger one that is already pending had funkier upgrades and will require more to put in order unless of course those funky upgrades meet your tastes. The bigger one is worth more because its….well…. bigger but an additional 800 sq ft once you already have 4300 sq ft adds maybe 100K IMO.
I think the asking price is pretty fair and with some negotiating could be a decent house for the right buyer.
Regarding the Spyglass home, that one is a Toll Bros home which I prefer (better design/construction quality IMO). IT was on a cul de sac and very tastefully upgraded with a great pool/backyard. I personally would pay more that one than these two. I just checked and it went for $1.35M which sounds about right in comparison.
Finally, this one could go lower but personally I’d rather live on Lynwood if I was looking for a KHOV house in ER.
