It is a short sale and the agents picked the price not the lender. It will be up to the lender to decide what they want to accept. The good news is that even though these are refinanced loans my experience with these lenders is that it should go well based upon the loan amounts, value, lenders etc. It is reasonable to expect the sale getting approved in 45 to 90 days.

The poster may want to check on the location of the property as I know this area well. The home backs to Carmel Valley Road as well as the 56 freeway. Not so sure there will not be some road noise associated with this house. There are two liens, one with SDCCU and the other with Wells Fargo. The second will be with Wells Home Equity. The first is for 846 and the second is for 55k. I have not worked with SDCCU yet but it sounds like sdr has and he implied that they are reasonable to deal with. I have worked with Wells Home Equity and they were okay to deal with, we got the deal done.
Nice price but I am not happy about the location with respect to the proximity of the freeway and CVR.

Most of the Credit Unions use the same servicer. I have done a few shorts with credit union loans (though not SDCCU), all were handled by the same servicer and all went well. With a second of only 55K, even if they only get 4K from the 1st, it would only take another 10K from someone to get them 25% which should get it done.
