Research and interview…here is the deal- a truly good, knowledgeable Realtor will save you money you never knew you almost lost. By getting accurate valuation of the property to negotiate purchase price, including a home warranty, assuring repairs that are needed are either negotiated into the deal, or at least assuring you go in with your eyes open, etc, etc, etc. As a first time homebuyer there are a plethora of big things you can miss very easily that will cost you well more than a couple percent you are trying to get an agent to give back to you. Usually you can get some very good recommendations by asking around. Once you get a name go to the DRE website and see if they have had any disciplinary action taken against them. Agents learn the most by their experiences. Each transaction is unique.

Realtors and mortgage brokers tend to be the ones that are losing multiple houses to foreclosure. I think most Realtors can only figure out the value of their commission check, and the others can’t even do that.
