Delinquent Property Taxes

The North County Times reports that 58,000 delinquent property tax notices are being sent out by the county as of yesterday.

As a stand alone data point, this is pretty meaningless for the bubble-minded. Is there anyone out there that knows what the delinquency rate has been in the past?

I surmise it’s a pretty safe bet the delinquency rate is up.

good catch NC Jim, I would bet it’s up also. I’ve heard that the lender would make the tax payments to protect their position. How soon does the lender hit the borrower with that? Is it immediately tacked onto their monthly payment? Added to the principal?

My read is that the table above the one you referenced is more relevant.

Current Year Property Tax Collection Status

2003-2004 – 98.78%
2002-2003 – 98.65
2001-2002 – 98.50
2000-2001 – 98.47
1999-2000 – 98.31
1998-1999 – 98.44
1997-1998 – 98.23
1996-1997 – 97.79
1995-1996 – 97.16

Unfortunately, the table does not include the 2004-2005 and 2005-2006 fiscal years.

The 2006-2007 collection rate is under 94% but I would hesitate to draw any conclusions. I would guess the numbers in the table above are generated at the end of the fiscal year (June 30) when delinquent bills are moved to the defaulted rolls. That would leave over 5 months for a lot of delinquent property owners to catch up.
