Del Sur Vs 4S

Do you think Del Sur is worth of the price than 4S? Del Sur seems to give a lux feeling to attract buyers and many million houses around too..but the environments around are not that attractive…..

Del sur and 4S are about 2 miles apart. I don’t see how Del Sur is closer to the ocean compared with 4S. Carmel Valley is closer to ocean and good school district so it is expensive.

Del sur and 4S use the same middle school and high schools. People from Del Sur need to go to 4S plaza to buy food. Maybe Del Sur is more quiet than 4S ? or because Del Sur has pool and higher HOA ? or the time the builders bought the land of Del Sur was more expensive than 4S so the builders had to keep high price for Del Sur ? I don’t see how Del Sur is closed to highway 56 … it is far from Del Sur to east or west highways.

The new, existing, short sale or foreclosured houses in 4S sell fast than Del Sur.

Del Sur is a big area and one has to distinguish between the different neighborhoods. In general, Mello Roos are high in both places but 4S Ranch feels more cramped and is less attractive in my opinion. Homes in DS are still overpriced compared to other neighborhoods such as Scripps Ranch.

Keep in mind that someday all that land between del sur and the new highschool will be developed. The master plan calls for shops and commercial space as well as a lot of other homes. There was supposed to be a golf course but I heard that was scrapped. If you go into Pasado, I believe they have a big land plot mockup there of the future.

Sort of hijack but sort of related. Can folks please post some recommendations of some moderatively priced SFH communities in 4s and Del Sur… I have a relative that is considering buying a home down here in san diego. Preferably something around the 2000-2400sqft size.
