ParticipantI can only speak for myself. I don’t need a big place and so if I had a choice between the two, I’d pick CV. To me, closer to the beach and downtown. Schools are good too, although, I hear Poway school district is the best. Do you have kids, plan on having kids?
Another consideration are HOAs and MRs and I’m sure those are higher in 4$. However, nice to have a detached house and the ones in 4$ are certainly much newer and nicer and larger. That is important to many people.
It’s a personal decision you will have to make and weigh what’s more important to you. Traffic on 15 can get rough at rush hour. Well, who am I kidding. The merge and 56 can get bad, too.
I don’t think I helped you much. Telling you what I’d do wouldn’t apply to your preferences. I can say that I’ve seen more price declines in 4$ than CV. Would that indicated CV holds their value better or that 4$ was overpriced?
