Is this property ocean close or ocean near? It is really improtant for me to know. lol. Sorry but I predict you haven’t paid a single penny of principal so I will be stuck with your full loan of $880k plus a boatload of equity loans. Sign me up right now.

Still on Ingraham, a very busy street often used as a major thoroughfare to get from PB to La Jolla or OB in the other direction.
The cross-street is Mancha, which is a mile from the ocean. The bay is much closer.
I lived within three blocks of that home within the last two years. Very very very noisy. Especially if it is near Ingraham. Ingraham is a nightmare.
The problem is there are several enormous apartment complexes within blocks of that home that are home to thousands, yes thousands, of drunk & crazy college kids. So, if you like being awoken at 3 am on a Tuesday night because someone is arguing about the price of a case of Natural Light Ice then it is the place for you.
There are some nicer homes in the area though and it is close to the bay.
Condo’s in this area are doomed, however, sfr’s may hold their value a little better if it’s on the right street.
I lived really close to this place about 7 years ago. Man, was it noisy. I was one of those drunken college kids lol. I remember people starting parties at 2 am, after they got home from the bar.
I also remember that because it was on Ingraham, we would get this black street dust/grime on our windowsills. Maybe it was a mixture of car exhaust and tire residue… Within a couple weeks of cleaning them, they would be completely covered in it again. If I had the windows open, I would have to crank the TV because of all the car noise, especially during rush hour.
I could never imagine paying 800k for a place there.
