That is, early in the thread he wrote,
“My agent said not to chase the market yet.”
Then later in the thread he wrote,
“Just spoke with my agent. He feels it is best to GET OUT of the market soon and recommends joining the $889 ranks. He says, things will not get any better for me by waiting as all of the momentum for sellers is down.”

So wouldn’t that seem somewhat inconsistent to you if you read that? (Again please take it in the context of what was read by me, not knowing what you obviously know about the listing)
He also mentioned the fact that the Serbal sales were REO properties which knowing Serbal like you do, is not the case. The latest closing on Serbal was Lisa Hardens listing and it was not a distress sale.
Yes I do agree that Serbal is a busy street, and no I do not know how it compares to the home Ox has. However it is a case where there are several homes listing in the 900s and none of them have moved. Thus the point was to show that listed price has nothing to do with comps. There is also another pending not on Serbal that is in escrow significantly lower then the listed price.
Anyways sorry if I was critical of Ox’s agent if it is you. However I don’t think that any of my advice to him was out of line, (if you review it in the light of what Ox posted in the thread). Obviously I should have prefaced it all with something to the effect of “if your home matches up to these homes”.

Howerver, after a year of searching homes around 4S, RB, Poway area. The homes in StoneBridge seem have better design and floorplan. There are huge.
I like plan3 home in IvyGate cummunity but there is none for sale.
One home at StoneBridge catchs my eye but it is a short sale. Don’t know if it worth the trouble. http://www.redfin.com/CA/San-Diego/11540-Edgewood-Pl-92131/home/12153083
Big home, big lot. Location still a concern (got two young kids and wife is working).
