In general I think any price inflation is temporary and probably rooted in an artificially low inventory.
Based on what I hear foreclosures continue unabated.

He sees what is going on at the street level in a way you never will. My skin is made of titanium and your darts merely bounce off me.[/quote]

He also has listings everywhere in SoCal from Pasadena on the Rose Bowl parade route to Chula Vista. He sees what is going on at the street level in a way you never will. I love it! And that is why I love sdr’s postings. The thin skinned need not apply!
Although I disagree with you sdr, you are subject to a bias born from the fact that the people you deal with want to buy now. Your experience with the population is self selected. You are only seeing those who wish to buy now, not the hordes who feel that this crap is overpriced and not worth their time.
I am subject to the bias that I can not believe people would pay .5 mil for a 2 bed 1 bath nowhere near the beach. No anecdotes otherwise are going to change my mind that this is just plain stupid.
