Heh-heh, I read those recent comments by Scarlet and I thought I should specify I am not he/she. Especially since Scarlet said some mean things to some people I happen to like on this forum…

True, the majority of the larger ones are UNDER 1600 sf, and for my family (kids), I thought it will be too small. We would liked at least 1700 sf…(we have lived b4 in 1600 sf and it was a bit tight, but doable). I was about to give up until I saw some that had like 3 bdr+loft or even 4 br like Palmilla (which was smaller) or Pelagos (larger). Then I’ve found out about Antares and La Plage which seem to be on paper much larger (the largest floorplans). So I decided to narrow my search to those townhomes/twinhomes. No, I don’t want a converted apt., I want my 2 car garage and patio and no up/downstairs neighbors. And I prefer to be close to shopping and schools and parks… Fortunately lots of little parks in CV – I like that.
I would hope/expect that those larger townhomes to be in upper 400K, maybe low 500K for those close to 2000 sf (twinhomes like La Plage). Thanks. I had this very discussion last night, how there is pressure on prices in Carmel Valley. The condo prices have fallen considerably. The townhouses/twinhomes are seeing declines. Add to the mix new SFH/McMansions built and financed during the bubble and you have a perfect recipe for depreciation.
IMO, it doesn’t matter if those who bought before 2000 have staying power and didn’t pull out HELOCs and can afford their home. The value in the surrounding perimeter will decline and if you can pick up a new McMansion for 800k, then why buy an older one for 800k.

Cons: exceptionally tight garages – so tight no one uses them and parks in the open guest parking instead. Every space is full all the time, including the few on the street, it is very tight and crowded and it has the consequence that people wait like vultures for a spot to open up.
units are conversions from apartments. it shows. the “dual masters” are icky. very small bathrooms with poor quality.
floor plans are undesirable. three levels, tiny rooms, running up and down mini-stairs to do anything.
fantastically overpriced. but marketed as selling out quickly in 2007 after conversion.
Pros: great location. your own unit with neighbors only on sides, not up or down, cute elevations.
When we looked, our realtor thought that if you could get one <$400k, you could always rent it. I think we can do better.
