heh heh. I thought it might be someone from Santee that moved to Pell.. π

All in all, we enjoy living here. And yes, we are underwater right now because we purchased years ago when the market all over San Diego county was hot. Since we were looking for a “home to live in” and we were not “trying to flip a home and make a quick buck” it does not bother us at all that we are underwater because the house prices will always go up and down, but in the long run (10 years from now when we plan to move) prices in the long run will always go up if you are in a great location and I hear that 92130 is the best location for schools. I can’t comment because I have not looked into that.
Someone needs to tell him/her that
1)Pell place is missing attached garages
2)It’s floorplan is like an appartment complex (tri-level)
3)It’s priced above Carmel Pointe, but around the same price for 2-3 as something with attached garages (like Crest @ DelMar). Also, no pool/jacuzzi, while comparables have either or both.4)There’s a lot more new buyers in this complex than other complexes, and as a result a lot more underwater folks and I’ve seen a lot more short sales/reo come from this community than others
5)High HOA
6)While it’s in 92130, the elementary school is NOT in the Carmel Valley School District. The nearby school belongs to Solana Beach (not that there’s anything wrong with it).
7) House prices do not always go up, especially if purchased at peek. Especially for attached homes…November 5, 2010 at 1:20 PM #627478CoronitaParticipant
Anyone wanna bet PPO just put theirs up for sale;)
I’ll take that bet because I know you are wrong. π We are underwater and could not sell if we wanted to. However as I mentioned, we did not purchase to try and “flip” nor were we looking to try and make a quick buck by selling 3 to 5 years later. We bought at Pell Place to live and reside in, and we plan to be here a long time (thank goodness). Prices will always go up and down in the short run (looking only 5 to 10 years out). But if you go forward 10 to 20 to 30 to 50 years, price will go up. So we are not worried. Anyone who purchased at Pell Place to turn around and sell 2 years later… they are worried.
But we did not just put our place up for sale. We are here to stay (as mentioned in my original post) for a good 10 to 20 years. π

Ah yes, I did miss that negative. We park in a big parking garage. It does suck when we go grocery shopping!
However I disagree with the comment on the floorplan. Our great room is similar to that in a detached home. It is wonderful.
I don’t know Carmel Pointe pricing. I was only sharing what it is like to “actually live and comment on the lifestyle” of Pell Place. π
Housing prices will go up and down if you look short term (5 to 10 years). Housing prices always go up if you look long term (10 to 20 to 50 years). We are lucky because we bought a home at Pell Place to actually live there for a long time. π
