We also looked at Pell Place – I would run very fast away from these.
First, it’s a ghost town. The realtor said the lawsuits are likely coming, and the place is two concrete buildings with cheap boxes.
It really looks awful inside and out – all concrete and paved over outside, and the units are el cheapo. A huge disappointment considering how much people paid.
A few on the high floors in the end will have nice views, but most are looking at parking lot or into neighbor across the green.
The biggest concern is the HOA is around $400 and for that you get NOTHING. There’s a lame gym in one of the buildings and a few BBQ areas. Oh, and some palms in pots that need tending.
There’s nothing to maintain since the place is completely covered in concrete. It looks like a prison – or maybe an urban mid-rise rent controlled building with no amenities.
The big plus is they are across the street from the cool shopping center, but since you’d probably drive anyway, who cares?

Sausalito is next too torrey hills elementary. Not bad and close to the parks. Construction quality is so-so. Some have complained the windows need some work and there has been some issues with wild animal life facing the hills. Still not bad imho. Probably around the low 6ish is doable. 5ish, not so sure.

Personally I kind of like the gated communities, but, I wouldn’t like to pay much for the privilege…
Any thoughts about Stone Canyon by any chance? We went to a couple of open houses and we liked the floor plans, the complex, much better than its neighbor, Canyon Ridge. I believe both are gated.
