If you look at smaller houses (~$2000 sq-ft), PPSF goes up to around ~$1.70/sq-ft in areas like CV.
Maybe you could stick to the criteria you put forth? Although I will grant that your last example supported my position beautifully. Thanks!
You’re welcome. I was over estimate w/ the $1.70/sq-ft. I guess more reasonable would be $1.40/sq-ft for CV. Here’s a cookie and gold star. I guess it sucks for all who want rent parity in the high end. Did high end ever got to rent parity in the last bottom?September 8, 2009 at 11:38 AM #454385anParticipant

If you look at smaller houses (~$2000 sq-ft), PPSF goes up to around ~$1.70/sq-ft in areas like CV.
Maybe you could stick to the criteria you put forth? It was pretty much in its original condition (one of the first Pardee tract homes built in the late 60s) without updates and was kind of shabby (linoleum/formica kitchen, older stove, original plumbing and outdated baths, etc), but had a nice view. We paid $3100/mo and when we recently moved, they re-rented it immediately for $3200. We’ve kept an eye on rentals in the Del Mar area, and it’s difficult to find a SFR for under $3000.

What you get for that price depends alot on how hard you look and some luck. Between $3,000 and $4,000 the market is OK. Above $4,000 is alot of rent for most to pay.
