They were already relatively expensive pre-bubble. Ran up less and were bought by stronger hands. They also tend to stay in the sam ehands longer than other places. There are occassional steal (one of my clients got perhaps the best one in the last 7 years) but you really need to keep your eyes open and have good help to find them. There are lots of great agents in this area, make sure you are using one of them.sdr

I’ve been following these South Carlsbad gated beach community areas for years, and it seems that Waters End and Poinsettia Cove mostly fly off the shelf pretty quickly, Hanover Beach rarely comes on the market, the super packed in lower priced San Pacifico sells pretty quickly, but the higher end lagoon view Rosalena units just sit and sit.
What gives?

Pacific Rim Elementary – One of the top schools in California. Higher API score (970) than any other elementary schools in Carmel Valley or Encinitas.
Aviara Oaks Middle School – Good API score (875) but did not score as high as the top middle schools in Encinitas (955) and Carmel Valley (960).
Carlsbad High – API 812. Again it scores below Encinitas and Carmel Valley. But there will be a new high school opening 2013 (Sage Creek High School). I hope the new high school will eventually be as good as the two in Carmel valley.
API is only one aspect of school performance. Lack of gangs and plentiful of attentive parents are as important.
