Rustico… what does it say about you that you “laugh in my face” when I say that it would be great for us buyers if interest rates jumped up?
You basically throw an insult at me, insinuate that I should know more after two years of posting here, and then you go on to proudly disagree with my viewpoint and promote your own. Then, a few of the more logical posters come on here, they completely shoot down your argument, they then educate you, you then backpedal away from your original stance, and now you have the guts to cry foul…. I find it kind of hypocritical that after a lame attempt to bash me, you find some opposition, and now you are the victim?
Some of your posts as of late have been a bit off the rocker, and I agree with JWM that we need to nip it in the bud before some newbie reads this nonsense and takes it seriously.

I am not going to hurt anyone JWM. All my clients are still on the sidelines. They claim to appreciate my having saved their necks since 2003-2004 when I quit selling houses. SDR or sdr could verify this. They can verify that anything I have ever said regarding real estate that wasn’t a minor inadvertent mistake is true. Go back to the big chunk thread and read it again. I have a client who has been talking with me since then who wants to buy in Penasquitos. I recommended that he wait for six months and then talk to me again. Perhaps we’ll think about waiting another six months. It’s the same as I was telling him in 2004 when he first called me to buy a house. He will probably be my first client to buy because he is squandering rental income from a nearly paid off house in Mira Mesa. If I had clients in Temecula, which I don’t, I would be telling them the things that I have been saying for the last two weeks. If I had people who wanted cheap properties, I would be warming them up. Which I do and am. My counsel has been full of caveats in accordance with the multiple variables at play and I intend no deception. I want my clients to use their full faculties and make the best of mine. The fact that you are calling me on this and that you are only worried about the last two weeks when I shifted my bias slightly tells me that you know I have been honest since I got here. I am the same person. I need money from real estate less than when I got here. When I first got in the business, I faced this dilema. Do I care more about money or clients? I thought about his little cartoon I saw when I was a kid where two guys were stranded on this little island. They got real hungry. One started seeing the other as a big juicy hotdog and his counterpart saw him as a hamburger. I decided I wasn’t on a deserted island and wouldn’t allow myself to see people that way. If I don’t show people how to make money in real estate, that is just the flip side or telling them to buy stuff that is going to kill them for me. Yes I ahave an incentive to have clients buy it can not cut through my integrity. I see myself as an advocate first and, when I do that, I am also selling. The stuff that I have been saying for the last few weeks and that you guys are now so hostile about is useful for that advocacy work. It is not a denial of anyone’s genius to make money in another asset class. It is how I got where I am, how my friends got where they are, and how those I work with will become relatively wealthy.
