Forget it! That’s what I think. That area sucks and it is WAAAAAAAAAY overpriced for so many reasons. To name a few: no jobs, too much low income/Section 8 housing, people who couldn’t make it in LA move out there with their gang-banger kids. The housing crash is just getting going; land there will drop like a rock – wait till it hits bottom. I wouldn’t buy there ever but that’s just my opinion.

July 26, 2007 at 6:22 PM #67986cashmanParticipantI’ve got a friend that lives in Rancho Cucamonga and works in Apple Valley. He says he likes going against the traffic for commuting. Go figure. Personally, I think the mountain areas around Lake Arrowhead are more appealing or land, and are still somewhat reasonably priced.

July 26, 2007 at 8:38 PM #68006truongphuParticipantThanks guys. A friend of mine has sunk a lot of money there and is thinking of putting in even more. He seems to think that it’s a sure thing (no more land) and could double his money within 3-4 years.

July 26, 2007 at 9:13 PM #68077BugsParticipantWait a couple years and you’ll probably be able to buy lots of land in close to town – that could pay off in a few years.

July 27, 2007 at 10:02 AM #68064DCRogersParticipantTwo separate issues here: is it a “nice” place, and is it a “good” deal? The former is a personal choice, the latter, a matter of cost. Can you share how much per acre your friend paid?
From a development perspective, I think the land in that area will be desirable for development… in the next boom cycle, about 5-10 years from now. Until then, it’s just gonna sit there. (They may not be making any more California desert land, but when it was made, they made a lot of it.)
(Personally, I would aim higher up the mountains to take off a few degrees from the summer heat… once the IE fills in, cooler land up the slopes will gain in relative value as the nearest escape…)

July 27, 2007 at 5:55 PM #68226anxvarietyParticipantI made 500% in 4 months in Adelanto. Bought 2 acres held for 4 months and sold.. I wouldn’t do it again unless I found a FSBO from someone who has had the land a long time, otherwise you’re probably buying from a flipper who will tell you all about why it’s going to appreciate…
