I’m not a lawyer or a realtor, but I can’t see how you owe this guy anything at all. I agree that if he had worked hard for you and things just didn’t work out that it might be nice to throw $500-$1000 his way, but with his current attitude I wouldn’t give him the time of day much less any money.
I met with an agent once who said that he required all of his buying clients to sign an agreement that he gets full commission on any property that he showed me. In this day of Redfin and Realtor.com, if the only value that an agent brings to a deal is finding me properties, and wants me to sign something that guarantees his commission, then that agent clearly has little to offer. I moved on.

In my view the most value of having an agent would be having a person who knows the particular location of interest, knows selling agents, and can negotiate a good deal.
Showing a house is only an additional benefit as it is easy to ask the listing agent to show the house. Also, no agent can really claim that they found a property for you since almost everything is available online now (e.g. in my case I often knew about new houses before my agent and knew more details about those houses… might be a bit unfair to compare here as I was looking only for myself while the agent had other clients as well I guess).
Of course some good agents would know about properties on sale before they hit MLS and that would be valuable. Also if they know and can work well withthe selling agent that’s very important. Unfortunately, this was not my case.
