Even scaredycat had a fleeting impulse to buy a rental house because I lost my housing virginity and well, it’s kind of pleasant to pretend I own this house. Fortunately it subsided. I like the idea in theory though. I’m just too scared of bad tenants. Not likePacific heights bad but bad. Remember that old movie with Michael Keaton as the very bad tenant?

Most of the properties above – sfr’s, one or two condos etc…are not investment grade and most likely will end up a liability.
Investment grade generally means multi-family properties.
