He seems to be buying mostly condos. He’s actually right in the case of a condo. Inspectors don’t see more than a good eye can see. They don’t open the walls, no basement to crawl down into, etc. The roof and external walls are the HOA’s problem. They can tell you about polybute piping, “bad” brands of circuit panel, and aluminium wire, all of which can be checked on one’s own.
Funny story: one condo I bought had a termite inspection, which consisted of the guy going into the condo and looking around for about 30 seconds. He never noticed that part of the outside railing had old termite damage. Fortunately not severe.
For a house, I’d probably hire an inspector sooner than a realtor, especially if it’s older. For a condo, I’d sooner hire an accountant to look over the HOA statements if something looks amiss.

A license is often just a barrier to entry. It’s not proof of qualifications.I’ve dealt with enough licensed contrators. Unless you pay them a lot, they often hire flim flam employees and subcontractors.
We’re not giving legal advice here. We’re just bantering about. It’s up to the reader to decide what to do.
And yes, I recorded my own deeds like transfers to trust. Maybe pay someone to do the first one. After that, you should know the process.

Back in the day of can-do America, people used to handwrite contract and mortgages and go record them themselves. Parents would subdivide property and deed to their kids. They built Sears catalog houses that are sill standing.
When I was a kid, my brother’s best friend’s dad was a land surveyor. He build houses himself. As the city grew, he became a developer. Those scrappy old men didn’t even have college education but they could build.

February 21, 2015 at 6:14 PM #783229joecParticipantLike most forums, the problems with FiH’s advice is that it’s coming from someone who tends to do a lot of work on his own properties. For someone who comes here saying they know nothing, it’s worth at least doing the basics and pay the money.
Buying a home is a liability and getting stuck with a few hundred k vs saving < 1k is stupid. I saw it all the time in my work in tax, finance, tech, dating, you name it...Everyone feels they are an expert, but most people give flat out wrong advice. Not saying it's happening here, but when a buyer says they know absolutely nothing, it's better to pay for some honest hand holding. Here's his first line: " First off - I know nothing, absolutely zero, about what the process is in getting a loan for a home. Any tips or advice from the Piggs on how this process works and who to go through for the loan? " I say just call HLS, some people here have had honest help from him and ask him these questions. At the end of the day, I question how much people save by going it alone sometimes.

He spent a tremendous amount of time with me when I bought my first house and when I refinanced it and I sold it and bought my second house. He is insanely knowledgeable and was so amazing to deal with! Did several transactions with him over the years (have never even met him in person). Even with a few hiccups along the way highly recommend HLS.
