CoronitaParticipantShould mention that i think it’s a nice home. Wouldn’t mind trying to score this one on a steal. HOA is a PITA to deal with in that community though… (know people that live in that community).
side note…Apparently, a lot of back taxes are owed too.
jp, thank you…

CoronitaParticipant
There are some agents that are convinced that changes to their listings attract attention. They could be right. It worked here. It got your attention.
I follow CV pretty closely, and over the last year there has almost always been at least 1 active listing where the price changes every 10 days or more. One listing on Mensha Ct that sold a few months ago must have changed 15 times in 3 months on the market. It did sell at a highish price, but had some extraordinary improvements. No idea if that’s common elsewhere. Nor have I noticed that it dramatically affects sales price or DOM. Seems that when they sell, they sell where the market is, regardless of where the listing is.
The most notable thing about this particular listing is not the changes, but where the price is now. 28% below the purchase price 5 years ago. It was purchased pretty high, but that wasn’t the peak, time wise. Price wise, it may have been. At $262/ft, it’s at the very low end of current listings. I suspect it’s a short sale. NOD was filed about 6 weeks ago.
Parts of Carmel Valley “double” peaked. There was a brief peak around mid 2004, and another one around mid 2005. Prices shot up pretty quickly between early 04 and mid 04. and then there was a double take on some of the homes on the market early 05 to mid 05. Really weird, depending on where the home was situated (CCH, or Torrey Hills, or old CV)…Market price in 04 for this home should have been around $1.1…Even in 04, the dude/dudette overpaid by $100k+ above what others were paying imho.
I wonder how Saratoga and Derby Hills are doing these days : )

Did you subscribe (pay for) some service ?
Would you mind to share which service you are using ? (I mean, are they good ? and the cost ?)I used forclosureradar but it was only 3 days temp account.
Thanks
pepsi, you mentioned about the TS on 7/27?
Can you provide the details?
I don’t have much details about the TS. I just see it on the forclosureradar search. It says 7/27, but I guess it was postponed.
I check sdlookup daily, and I just remember that they dropped the price on 7/27 morning. The guy also own 5229 Timber Ranch Way (TS scheduled on 8/3) and the house is not even listed on MLS for short sale.
