I think the lesson on this thread is to befriend every banker you can get your hands on. I’ll be the guy at the next bank confirence (morgage banker, especially the troubled kind) with a booth and a ‘FREE BEER’ sign.

This means they DEFINITELY do not go with “best and highest”. I would be interested to see if there was a second realtor on the deal or if both sides were represented by Battiata (which means he got both ends of the commission).
I feel bad for the sellers because they will have to pay the taxes on that $52,000 difference since the government considers it Income when dealing with a short sale.
I would highly recommend that everyone do what I did… FILE A COMPLAINT WITH THE BBB of San Diego. If he gets enough complaints he will lose his BBB accreditation, and that is the slap in the face that this guy deserves.
