    This is great news. please share the location, or at least the comparable that you found.

    Mira Mesa. I can’t get specific but below are the two closed sales that convinced me to look again:

    1. Mira Mesa but in a nicer area. Price is $25k lower. Nice canyon view which I love, kitchen upgraded.

    2. Rancho Penasquitos. Slightly higher than mine but I like the schools and neighborhood.

    I am thinking that with the current direction of the market. I can get either a nice Rancho Penasquitos house or nice Mira Mesa house with a budget of $440-$480.

    Yes on Mira Mesa. In PQ it will be more challenging at that price but depending on the size you are looking at it is doable. I will give you some details on Prairie Dog in a moment. That listing looks familiar. Some of the smaller 1400-1600 sf places are in that range in a few spots in PQ.

    I knew it looked familiar. Prairie Dog was a flip. They needed foundation work done to the home but the flip obviously went very well considering what they got for it originally.

    Anyways yes you should be able to get the deal you are looking for and make sure that you get a good comp analysis done before you make the next offer. Sounds like you have made a wise decision to pass.
