Mira Mesa. I can’t get specific but below are the two closed sales that convinced me to look again:
1. Mira Mesa but in a nicer area. Price is $25k lower. Nice canyon view which I love, kitchen upgraded.
2. Rancho Penasquitos. Slightly higher than mine but I like the schools and neighborhood.
I am thinking that with the current direction of the market. I can get either a nice Rancho Penasquitos house or nice Mira Mesa house with a budget of $440-$480.

Anyways yes you should be able to get the deal you are looking for and make sure that you get a good comp analysis done before you make the next offer. Sounds like you have made a wise decision to pass.
