    It it possible to back out of an offer when the loan is not done yet? Home inspection is also not done.

    I am having second thought about the house. I want to wait a little bit more because I am seeing much better deals closed in the last few days. I might have offered $30K too much.

    The problem is that I gave my realtor a deposit check for $10,000. Can I take this back?

    As long as you havent removed contingencies you can without any explanation or issues. It sounds like you havent as the home inspection hasnt been done so you should have no problem doing so.

    Dont feel guilty. Its your money. Get it back as you are entitled to. It happens all the time. If your agent gives you are hard time about it, you have the wrong agent working for you.
