I think the guy on Palisades bought potential while the one on Hawley looks more turn-key so that is a big difference there. Also, as you say getting the canyon and sunset view as well as a nice flat backyard is pretty rare around here.

It looks like an amazing estate quality property. While not a neighborhood expert, I think something like that would carry the similar value anywhere on that rim.
