The inspector was not a structural engineer and only noted it on his report and suggested I get contractor to look at it. I am going to get bids this week and follow your advice.

I only say this because since getting a 5br house, every guy that gets thrown out wants to come here, this is why I refuse to buy beds for the guest bedrooms.
I totally forgot to include the disclaimer that not only am I not an expert, I’m an idiot, then again, you’ve been here awhile so, caveat emptor. BTW, they sell cameron hughes meritage by the 1.5 liter bottle now at costco so I’m not sure if I’d follow my own advice knowing that little factoid. Either way, good luck, we are behind you.
