agents who don’t publish on the MLS?

Last Sunday I saw an open house at 5518 Castle Hills Drive. This is a nice single-level La Jolla house with a great ocean view. It’s priced pretty well at $1,295,000 for 2676 square feet.

The agent is a well-known local Re/Max realtor. It seems clear that he is trying to get both sides of the transaction, at the expense of marketing the property to the largest number of potential buyers. The loser is the seller.

Why would a seller agree to this? Can a realtor do this without full disclosure, if the seller is naive?
