ParticipantA couple other read flags:
1. Agents that are lenders have too many irons in the fire. I have had problems everytime I have dealt with mortgage brokers working as agents also. Its unclear if this is the case but if it is, thats a red flag to me.
2. GFE rules are very strict now as of 1/1/10. If they dont give you a proper one, they dont know what they are doing or they are breaking the law.
3. A cancellation of contract has nothing to do with an exclusivity agreement with your agent. The cancellation agreement is far more important to the seller than you. They cant make you buy the house but the seller cant sell the house unless you sign cancellation papers. If you walk away eventually the seller and their agetn will have to find you.
