Do you know any details about funneling those throngs of young workers with families onto the 56 westbound in the morning?? Is it two vehicles per green (blinking light) on the fwy entrance ramp(s)? If so, what is the time frame to UCSD from Carmel Country Ranch (new development), in your estimation??
56 is congested during rush hour as far back as the last Carmel Valley exit, and it can be backed up halfway to Camino Del Sur. I try to stay away from 56 if I have to be in UTC before 9:30. (You might recall from my old posts that I’m all the way in Escondido and I take 15 to 52/Miramar/56 to work. Miramar from 15 to 805 is no more than 10 minutes, even during the worst part of rush hour.) Hence, if I were to buy a house closer to work, I’d be willing to pay extra for a house with direct access to Carmel Mountain Road onramp to 5.
I’m surmising a portion of the SFR population of 92122 is retired and thus not clogging the (southern) surface sts of 92122 at rush hour, whereas the population of 92130 is clogging both the fwy and relevant surface sts to and from (am/pm).
There is a total of 1 surface street that connects 92122 north (jobs) and south (houses), namely, Genesee, and it’s two lanes each way and it’s badly congested during rush hour. The second surface street that might connect eventually is Regents, but NIMBYs of 92122 have been quite successful at blocking the construction of the Regents bridge over the canyon.
Freeways through 92122 are congested by everyone who lives south of 92122, including even people who live in Chula Vista.

Here’s the map to Sorrento Valley area:
http://goo.gl/maps/7rEt%5B/quote%5DThanks AN – your analysis of the likely traffic (in this and previous posts) to Torrey Hills (and a little further up the hill to Carmel Country Highlands) confirms our expectations and test runs, and nice to know there’s a local streets option too (although she’d be on the southeast side of the campus). We are specifically looking at stuff where she could avoid the 56 altogether.
I did once look for listings in Sorrento Valley to see what came up, but will need to look again.
Getting home for lunch is probably unrealistic no matter where we’d live, so I wouldn’t count that for or against any of the options.

December 22, 2010 at 4:52 AM #643551yellowS2KParticipantThanks BG and Eugene for the info on schools. We’re definitely not limiting ourselves to particular schools based on ratings as we know there’s more to a school than it’s rating. Diversity of the student body is a consideration for us and might actually weigh in favor of a school like Spreckels over the CV schools. We’ve focused on the one area in CV with the three schools because we’ve read/heard they are good (coworker has kids in or have gone through Sage), but also because of the commute factor. So seems like SV and UC may offer a similar combination of good schools and commute.
To everyone that has posted, thanks so much! I know there are strong and varied opinions expressed here. I read many threads in this forum before deciding to post here, so I was ready for that and value it. It’s nice to see people advocating the communities they live in. We want to know what drew people to one community and what keeps them there, or what drove them away from another community.
