cvmom, while you feel CV is the better choice for gifted kids, do you still think that private elementary is the better option for elementary compared to Sage or Ocean Air ? This can mean a lot to the OP in the sense that he/she can wait to buy a home. Have you heard anything of late about Rhoades ? Care to share any insights on any other good names ?

In fact, Mello Roos above $200 while common in the other CV (Chula Vista) are virtually non-existent in Carmel Valley. These MR were used to build Canyon Crest and to improve the Junior High Schools and High Schools in the San Duieguito School District which runs from Carmel Valley to South Carlsbad. Foreclosures are very rare in this entire area and the MR obligations are neither large nor under funded. Most of these CFD’s (actually all to my knowledge but i could be mistaken relate to secondary schools not elementary schools but I could easily be mistaken). As for changing school boundaries, there is not a single school in carmel valley that does not have API scores amongst the highest in the county….not a single one.
The homeowners living in these areas (myself included) view them as a fair investment in our children’s education. Lastly lumping 92127 with 92130 with regards to Mello Roos is as apropos as comparing Mt Helix with Point Loma.

Yes, sdr, I am aware that there are older parts of Carmel Valley. But the OP is considering purchasing in the newer subdivisions feeding into the impacted Elem school attendance area.
So, would you state that 92127 (in particular, 4S subdivisions) has exorbitant MR? If you know, how much is the typical annual MR on a five-year old 4S SFR with a purchase price of approx $700K? And how many years are remaining to pay bonds on a typical 5-year old SFR there??
Don’t try to confuse him/her by mentioning other distant SD areas. Help the OP out here. 4S is one of his/her areas they are considering purchasing in. You have to assume the OP knows little, if anything, about Mello Roos bonds and what their obligations would be if they purchased within a particular CFD (amount and duration).
