4S Ranch has a lot of downward pressure due to hit in the next year. I’ve been watching it for a long while and it’s been pretty fairly insulated from the price decline mess. It’s coming and I’d personally pay no more than 350k for those specs but I’d have to be waiting probably a year or two to get that price.
1) Most definitely
2) Those fees (at least the HOA) won’t be going away

The area up by the new High School is still pretty nice, but the area in the valley is under huge economic strain. Walking around there my wife and I heard no less that three huge marital fights going on in just one mile. Personally I would spend some time up there and forget what the realtors have to say. It is BAD there!!!
