“Property sold as is. Buyers to verify and approve all data, reports, records, inspections, permits, mls, HOA if applicable and all information pertaining to the property prior to removal of contingencies. Sellers are disclosure exempt.”
Is this line customary on all bank owned? Otherwise, I’d be nervous about the disclosures part.

Uneven yes the comments you spoke of above are generally standard for bank owned properties. I have heard of stories where an reo property was sold and there were open permits and after the sale the new owner brought the bank to court to clear the permits. However it is in your best interest to check for open permits to save the hastle.
So yes this is customary. Also as with any REO, if you do get into escrow they have a nice comprehensive release of ANY liability for the transfer of the property.
Also how can they disclose anything about the property that they do not know about. They have never lived there, they don’t know if the neighbors kid deals crack or has a band, or if there are mold in the walls from a leak 3 years ago that has been neatly covered up.
Now if there is something they discovered when they owned it they have a duty of disclosure. However again, when you buy an REO that is part of the fun of it. Just be as comprehensive as you can with your own diligence.
Personally I am not thrilled about this side of Mt Helix but it is what it is… It will be interesting to see what this one goes for.
