The price has been lowered from the original listing price… It started at %527k on 1/6/2010, did a token drop on 2/4/2010 to $525k… then a significant drop to 495k on valentines day.
The owners probably feel they’ve lowered $32k in less than a month… they deserve full price.
As far as the location having 3 sides being road… my step mom lives at the end of one of the streets off of Huerfano in Bay Ho… – it’s nice to only have neighbors on one side. But then again – the street she’s on and the street her street loops around to are quiet.

February 21, 2010 at 7:55 PM #516455AnonymousGuestUCGal, The owner dropped the price because there was no reaction from the market at the initial set price. So I respectfully disagree that the posted price is appropriate give the location and lack of square footage(total size) of the property.

February 21, 2010 at 9:10 PM #516465allParticipantI would not want Avenida Venusto for my backyard and it is too close to I15 for me, but we are talking about 5% (495K vs 470K). It is hard to make such a precise estimate when the cost of the transaction can be twice as much.
I caught myself factoring my buying power into ‘fair value’ while I was house shopping. I hope you are not doing the same since it can lead to many frustrated WTF’s.
