ParticipantThe price has been lowered from the original listing price… It started at %527k on 1/6/2010, did a token drop on 2/4/2010 to $525k… then a significant drop to 495k on valentines day.
The owners probably feel they’ve lowered $32k in less than a month… they deserve full price.
As far as the location having 3 sides being road… my step mom lives at the end of one of the streets off of Huerfano in Bay Ho… – it’s nice to only have neighbors on one side. But then again – the street she’s on and the street her street loops around to are quiet.

GuestUCGal, The owner dropped the price because there was no reaction from the market at the initial set price. So I respectfully disagree that the posted price is appropriate give the location and lack of square footage(total size) of the property.

ParticipantI would not want Avenida Venusto for my backyard and it is too close to I15 for me, but we are talking about 5% (495K vs 470K). It is hard to make such a precise estimate when the cost of the transaction can be twice as much.
I caught myself factoring my buying power into ‘fair value’ while I was house shopping. I hope you are not doing the same since it can lead to many frustrated WTF’s.
